Rental Price Alone Rarely Tells the Full Story

If you’re planning a move to Paraguay’s capital, one of the first questions you’ll probably ask is: how much does it cost to rent in Asuncion in 2026?

The good news is that Asuncion rent prices are still affordable by international standards. However, Asuncion has a split real estate market so comparing appartments on price could lead to unrealistic expectations of landing in a dive that badly needs renovating and isn’t safe, because you went for the cheaper end of the market. Neighbourhoods, square meters, amenities, age of the building, landlord pricing expectations all shape what “cheap” or “good value” actually means in the Asuncion rental market. The rental price alone rarely tells the full story. 

Asunción is no longer one flat market. In 2026, it is a city with multiple rental tiers. You can still find simple, older apartments at accessible prices, but you can also pay premium rates for stylish furnished towers near Santa Teresa, Paseo La Galería, Villa Morra, Las Lomas, or Ycuá Satí.

There are new and old buildings in most barrios where you’d expect expats professional locals to be living. Renting by Neighbourhood in Asuncion

The split real estate market in Asuncion can work to your benefit.  If you’re new to the city you might be surprised to know that you can find reasonable rentals in older style buildings in the best suburbs like Maria Lynch and Las Lomas. You can also find over priced rentals as well. So choosing by so called “lower end” suburbs doesn’t always guarantee you pay less. 

If you’re looking for houses as opposed to appartments, you can often find cheaper prices. But you have to consider whether you’re expected to maintain the grounds or not, or pay someone to do so. You can see why comparing on price alone can be deceptive. Pricing therefore, is going to be determined more by building age, square meters, amenities, utilities and then neighbourhood.

Typical Asunción Rent Prices in 2026

Here is a larger breakdown by room on what rental properties are advertising. Again, you can find cheaper, more expensive, more reasonable, in any barrio in Asuncion for the reasons mentioned above. This is just a ballpark guide to go buy. If you’re being charged the upper limit for a rental you should expect more amenities and some or all utilities included. If you’re getting that, then you can politely say to the landlord no thank you as there is current 30% vacancy across the city in early 2026.

Studio Apartment Rent in Asuncion

An unfurnished studio or monoambiente in Asuncion typically starts around Gs. 1.8 million to 3.5 million ($277 $550) in older or simpler buildings, while newer studios in better buildings and better locations commonly sit around Gs. 3.5 million to Gs. 4.86 million ($550 – $750). Premium furnished studios in top neighbourhoods or newer buildings with amenities can go much higher. A very general rule to follow is to expect to pay 15% to 25% more for furnished studio appartments and more if the building is new with amenities like gyms, pools, co-working spaces, and social areas.

1 Bedroom Apartment Rent in Asuncion

A 1-bedroom apartment in Asuncion is one of the most searched rental categories. Benchmark pricing places a 1-bedroom in the city centre at around Gs. 3 -4. 5 million ($465-$695). You can find gems for as low as $310 but these would be older buildings or a retired local landlord who has made their money and doing you a favour. Premium furnished one-beds in top areas can sit around $780 to USD $1,000 or more. Expect to pay 15% to 25% more for furnished 1 bedroom appartments. Again you can find exceptions. These are just median prices. So expect to do a little negotiating. 

2 Bedroom Apartment Rent in Asuncion

2 bedrooom appartments make up the glutton of available appartments across the city. For a 2 bedroom apartment in Asunción, many current listings cluster around Gs. 5.9 to Gs. 7 million ($910 – $1,000)  for newer mid-range or upper-mid buildings, with premium furnished options reaching $1,200 to $1,500 in areas like Villa Morra, Las Lomas, and similar expat-friendly zones. There are also older or less central 2-bedroom units available around Gs. 2.9 to Gs. 4.7 million ($250 – $725). Furnished appartments usually start at $1,200 – $1,400. An average seems to sit around $1,300. At the higher end of the market you can pay $1,800 to $2,500 which we think is a little overpriced for the city and demand.

However, in some of the newer towers in Ycua Sati for example you get luxury living a great swimming pool, co-working spaces and more. You might think that’s worth it in comparison for what you’d pay at home for such luxury. Nevertheless newer investors looking to capitalise on the property boom right now can charge widely out of touch prices in hope some ignorant expat will pay for it.

For furnished appartments and houses, as a general rule, expect to pay 18% to 30% or more depending on quality and age of the furniture. We have seen examples of a 2 bedroom fully furnished appartment in the upmarket suburb of Las Lomas near DelSol Shopping for $800. A bargain. But the furniture was a bit shabby and needed a deep clean. The appartment was small, the building had very little amenities. Again, it’s not price that determines the value of what you’re getting. 

3-bedroom apartment rent in Asuncion

A rare find is a 3 bedroom apartment least of all a furnished one. They do exist. You may just need to look a little longer to find what you want.  The rent on a 3 bedroom apartment in Asuncion varies massively depending on whether you’re looking at older family housing or modern towers with amenities and new built homes. Benchmark city-centre pricing for unfurnished 3 bedroom appartments or houses averages about Gs. 6.36 million ($1,000). Again depending on location and age of the building the actual range varies widely at Gs. 4 to Gs. 10.4 million ($617 – $1,650). Premium furnished units in top towers can range from $2,000 to $2,500.

Furnished vs Unfurnished Apartment Prices in Asunción

One of the biggest price differences in the market is whether a property is amoblado (furnished) or unfurnished.

In Asunción, furnished apartment prices are usually noticeably higher because you are paying not just for furniture, but also for convenience, flexibility, and a building that often has more amenities. For many local tenants, unfurnished still offers better value. But for expats and overseas arrivals, Asunción furnished apartment prices are often worth the convenience. Here’s a snapshot of how much more to pay for furnished from advertised unfurnished homes.

  • 1 bed furnished: about 15% to 25% more

  • 2 bed furnished: about 18% to 30% more

  • 3 bed furnished: about 20% to 40% more

Consider If Your Rental Is Premium vs Mid-Range vs Older Stock

The market really makes more sense when you split it into tiers rather than how many bedrooms or what neighbourhood.

1. Older or Traditional Buildings

This is where you can still find some of the lowest rents in Asuncion. These may be older apartments, simpler walk-ups, or family-oriented units in less trendy areas. You may get more space for the money, but usually with fewer amenities, older finishes, less security infrastructure, and sometimes no pool, gym, or backup systems. This is where you are more likely to see studios or 1-beds closer to the lower end of the range, and 2-beds under the price of new towers.

However, be aware that the landlords in this tier of building may require an unreasonble 2 month deposit that you don’t often see back, because they’ve had experiences with local renters destroying the property. Their cost of repairs get’s passed on to subsequent renters.

2. Mid-Range Relatively Newer Apartments

This is a strong segment of the market in 2026 and here’s where you can expect to find your good deals. These properties are usually in decent neighborhoods, have elevators, better finishes, and sometimes a gym, quincho, small pool, or security. This is where many 2-bedroom units cluster in the Gs. 5.9 million to Gs. 7 million ($910- $1,080) range.

3. Premium and Expat – Executive Focused Edificios

Rent can jump substantially in this tier. Newer towers near Santa Teresa, Paseo La Galería, Las Lomas, Villa Morra, and Ycuá Satí can command rates in U.S. dollars, especially when furnished and packaged with parking, amenities, and 24-hour reception, bigger swimming pools, co-working spaces, social spaces and some of the more spectacular views of the city. Listings in this segment include 1-bed units around $800-$1,0002-beds around $1,300 to $1,800+, and 3-bed units around $2,000 to $2,500.

What Extra Costs Should Renters Expect in Asunción?

When people search cost to rent apartment in Asunción, they often focus only on the headline rent. But that is not the full monthly cost. Here are the main extra costs to budget for:

Deposit

A security deposit in Paraguay is commonly 2 months’ rent, and in some cases foreigners without a local guarantor may be asked for more. 2 to 3 months may be requested when the landlord wants extra security. You can negotiate this down but offering to pay 3-6 months rent upfront. This is worth considering as there are horror stories of people not getting their security deposits with no good reason. There’s no escrow or government monitored service to house your deposit, so it’s sitting the bank account of your owner or property manager. You may not want to have so much money tired up in a deposit if there’s a chance you may not get it back. Make sure your rental agreement has clear reasons why the security deposit may be withheld so you have a legal framework for contesting it.

First Month Rent

You should expect to pay the first month upfront when signing your rental agreement. Some listings and expat-oriented guides also mention agency commission in certain cases. If you have spare cash floating around, you can negotiate your rent down by 10-15% if you pay 3-6 months in advance, and even 1 year in advance for more discounting. 

Utilities

For a typical 915 sq ft apartment, average monthly basic utilities in Asunción are about Gs. 284,206 ($43) though actual electricity use can climb in hotter months if you rely heavily on air conditioning. Some electricity bills may only be around $25 if you’re not a heavy user.

Internet

Broadband internet at 60 Mbps or higher averages around Gs. 131,692 ($20) per month. Some landlords will include this in along with water to your monthly rent. That’s something to factor in when you’re doing rental comparisons. 

Finders Fee

If you are using a Realtor, Property Manager or Building Manager to find your apartment, you’ll expect to pay 2 weeks rent in fees. In some western countries the management fee if split between the owner and tenant. Not here. The tenant pays the 2 weeks. Much of the better housing options are managed by real estate companies or property managers. There’s an extra level of service here if you’re with a good manager, in that they can negotiate your terms for you. You can also find rent by owner options so you don’t end up paying that finders fee. There’s just not a lot of variety or options at that level. You need to take more time to find those.

Building Fees or Expenses

In many buildings, especially newer apartment towers, expenses cover common area cleaning, security, maintenance, and amenities. Ideally these should be   included in rent. But some cheecky landlords may choose to charged separately. Some expat-oriented sources describe expenses as often extra, while many local listings explicitly say “más expensas”, or the listing will say expenses are included.

Parking

Parking can be included, but not always. Some recent rental listings state this charge seperately. Expect around  Gs. 150,000 to Gs. 200,000+ per month where it is charged separately.

Final thoughts on the cost to rent an apartment in Asunción

The smartest move is not just to ask, “What is the rent?” Comparing Asuncion rentals on price is like comparing apples with fish. 
Start with what your budget can tolerate and look to the tiers of housing within that range. You maybe just lucky enough to get the cheapest older style appartment or house in the best street of Las Lomas or Ycua Sati.
